DONE DEALS: The week in residential sales

Doing his homework paid off for Level Group agent Douglas Yerman.
When a friend asked him to list her late auntʼs one bedroom in the South Bridge Towers on Pearl Street (pictured top), he immediately set about researching prices at the former Mitchell-Lama complex, which only went co-op last year.

Yerman quickly realized that the co-opʼs original suggested selling prices were rising as soon as units hit the market, so he went live with an ask just under the average $680,000.
The move paid off when he closed in a matter of days at his $675,000 ask. The seller didnʼt accept the highest of three offers but instead went with a young woman starting out in the banking business.
“The seller was looking for someone who really wanted the apartment and that her aunt would have been happy with,ˮ said Yerman.
“Giving up the apartment was difficult for her considering her history visiting her aunt there for 30 years. But it was bought by the right person who can start her own history there.ˮ
